How does the Purchase Process work?

If you have found the right property for you and you are ready to move forward with the purchase process, here are your step-by-step instructions on how to buy land.

Step 1. Click the “START TODAY” button on the property page to pay the document fee and down payment (if applicable). You will be directed to GeekPay, our loan management service to make the payment. Please understand that the document fee is non-refundable and is not included in the purchase price. The document fee is a one-time fee for us to prepare the purchase agreement and it is non-refundable.

Step 2. Once you’ve checked out, the property is secured for you immediately. Shortly after, you will receive a confirmation email from us to acknowledge that we received your payment. 

Cash Purchase: if you prefer to hire a title company or lawyer to close the purchase, we are happy to split the cost 50/50. Please contact us first to align the details prior to clicking the “START TODAY” button. 

Seller Financing Purchase: it is only in-house close only. If you want to pay a larger down payment or apply for a shorter number of months, please contact us to align the details prior to clicking the “START TODAY” button.

Step 3. Within 24 hours of receiving your documents fee, we will send you an Agreement via email using HelloSign.com to sign digitally. Please provide us with all of the requested information to ensure a quick and smooth process!

For a seller financing purchase, once you have signed the agreement, we will set you up on automatic ACH payments through our loan management service (GeekPay) for your down payment and recurring monthly payments. Your first payment will be due 30 days from the purchase date. If you wish to make your payments on a certain day of the month, we can happily set that up for you. The process is automated, which means payments will be regularly taken without any need for manual interference.

Step 4. When you have paid in FULL, we will transfer the property title to you within 10 business days. No additional fees to process this for you.

How are you able to sell property so inexpensively?!

We review thousands of prospective properties and only purchase the ones that are well below market price to bring you the best possible price.

Are you a real estate agent?

No we are not, we are the owners of the properties. NO AGENT FEES. 

How do I apply for owner financing?

There is NO application process! No credit checks. We want to make it as easy as possible for you to own land. You are already pre-approved. Simply put, if you can afford the down payment, we’ll finance you. 

What is the document fee? Why it is non-refundable?

Once you have clicked the “START TODAY” button on the property page, you will be directed to pay the document fee and down payment (if applicable). A document fee is paid for us to prepare the closing documents. It is not part of the purchase price. The document fee is non-refundable because preparing paperwork takes a significant amount of time.

What kind of Contract will I be signing when purchasing a piece of land at your seller financing?

When purchasing a property using our seller financing, we will both e-Sign a land contract that lays out all the terms of the transaction including the sale price, down payment, monthly payments, interest rate, cost of the loan, and all the details that are common in such a document. Once you pay for a property in full, in most situations, your title to the property will be conveyed via Special Warranty Deed within 10 business days. This form of deed gives you one of the highest levels of protection.

Will someone show me the property?

Please feel free to visit any of the available properties listed on our website at your convenience. No appointment is needed.

We buy all of our properties unseen after completing our own due diligence process. We keep our property prices low by eliminating the costs of hiring any local representatives to show the properties.

How long does it take to close on my property once I make my payment?

After your payment clears, we will email you a closing packet. If you paid the discount cash price, there is only a couple documents that need to be completed. In alot of cases we’ll complete all the paperwork on our end and have the property recorded in your name within a couple of days. If you opted for the financing option, we will send you a land contract, promissory note, and purchase agreement that you will need to print, sign, and email back to us. After you complete the last payment, we will have everything recorded and deeded in your name. It’s that simple!

Can I go inspect the property before buying?

You are more than welcome to go visit any of our properties, anytime. Please note, your property is not secured until we receive the down payment. Before making arrangements to see a specific parcel, we strongly encourage you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. 

How do I know if this is a safe way to purchase property?

We have a guaranteed free and clear title. We have a 30 day money back guarantee for any reason. 

Why is your seller financing price higher than the listed price?

We offer a cash price, as well as seller financing on most of our properties. Essentially, our seller financing price and cash price are two different prices.

Our seller financing plans allow buyers to make monthly installments to pay off the property over an agreed-upon length of time. In return, we receive a higher overall price than the one-time cash price to compensate for the time value of money at our cost.

Our available properties will have seller financing terms listed on the property page. If you would like a financing plan that gets you closer to the one-time cash price, we offer a 12-month Same-As-Cash financing option as well! 

Do you survey the property before you sell it?

No. The properties we sell have been discounted below market value to provide the most value for our buyers. 

Sometimes our parcels will have corner markers in the ground or stakes showing where the property boundaries are. Other times, there may be no indication of where the property boundaries are.

Do I need to qualify for financing or how does this work?

No. There is no approval process or credit check required.

As part of the seller financing agreement, we will hold the deed until the financing has been paid in full. Once paid in full, we will transfer the deed over to you.

Do I need to pay property taxes?

Yes, property taxes are the responsibility of the buyer after the time of purchase.

Are there back taxes or liens associated with the property?

No. We guarantee that all of our properties are sold free & clear of liens and encumbrances and that the taxes are current.

Unless otherwise stated, all of our properties are free, clear, and current at the time of sale.

Why does the county website shows a different owner name?

We purchase new properties often and list them on our website as soon as possible. Unfortunately, there can be a lag time for some of the counties to update the ownership information on their website. It can take up to a couple of weeks, even months, depending on the county. However, the county recorder’s office will have the most current ownership information.

What are the costs for installing well, septic tank and power?

We suggest that you reach out to a local contractor to get the most accurate information related to installing these services. These costs can vary by area.
